first to walk you into the sales office and register you as our clients, we will, at the close of a successful escrow, give you a check for 20% of
our net commission. The only thing you have to do is allow us to represent you
the very first time you go to look at the models and sign a registration
card. That is it. After we registered you in a tract you may go back as
many times as you wish without an agent. You may even put in an offer and
negotiate your own deal and still receive this benefit. But, as we will
explain, there are many benefits in working with our team that you may want

the home. All the services below are offered to you at no charge. All we
ask is that you allow us to register you the very first time you ever visit any of
the new home sales offices that you are interested in buying.

We have a powerful search system for new homes that
allows us to pin point models that best match your criteria. Along with
the search, comes our experience and knowledge of the different areas and
the tracts. We are able to point our areas of growth and future benefits to
living in certain areas. (such as new shopping centers, traffic,
airplane routes etc.)

Routing the Quickest
Route - A lot of the newer areas of town can be
confusing, even to a local resident. Everything is new including the
roads. Our team will set up the quickest & smartest route to see as many
homes as possible in the shortest amount of time. So you can just sit
back and relax, and let one of agents worry about the driving, leaving you
to concentrate on picking the best home for you and your family.

Check Pricing

As you may have already
experienced, many new home builders' advertised internet prices, or sign
prices are very different from the actual current price. Many new
construction properties start out at the advertised price (i.e. from the
low $300K), but as those units sell and new phases are released, pricing
often increase. Signs and advertising are often not updated to reflect
the increased pricing of available units.

Knowing the Builder's
Quality - Having sold brand new homes and resale
homes, we can let you know whose workmanship will last. The models are
made to make the sale, don't be fooled by the pretty decorative features
of a home. Not only is it important to buy a beautiful home, but it is
just as important to buy a good built home.

Check Availability
- We also will call ahead to find
out which phases they are in, and if the model you're going to look at is
even available. Sometimes, we find builders will discontinue a model for all
types of reasons. One of the more common units that are discontinued are single story
units. Single story units take up more land then two story units.
Builders get rid of the models just to make room to put one extra lot on
a block. Also if a model is unpopular, they will stop
building that model.

Buyer's Incentives From
the Builder - The builder's are constantly changing
their incentives based on market. And, they don't always make it
known to the buyer what those incentives are. Home builders will often
advertise to real estate agents special promotions and incentives to
bring a buyer in to show their models. Not only will we know about their
incentives first, we always verify and make sure you benefit from all
the incentives that the builder has to offer you.

Negotiations
- While most all the builders
will not let us represent you at the negotiation table, we can advise
you of what to look out for, and strategies to use for getting the most
from the builder. We will read over your purchase contract and alert you
to any "red flags" you need to be aware of before you sign.

Financing Options
- Also, you are not required to work with the builder's
lender. However, with the right strategy, we can show you how to get a great
loan when working with the builders' lender, and maybe even get a few
incentives out of it.

Purchase Contracts
- This is a big one. You need to
know and understand your rights when dealing with the purchase contract
from the builder. If you do not understand this contract, you can get
yourself in a lot of financial trouble. We can help explain the lawyer
"mumbo jumbo" you will find in these contracts. This service alone
should be the reason you take advantage of our services.

the home any cheaper whether you come in with your agent or not.
